Nashville Life to 30A Life

For many 30A homeowners, “home” is actually somewhere else while their coastal property serves as a sweet escape from the daily routine. But what does life look like for these lucky few when away from the carefree, sun-filled days along Scenic Highway 30A?

Berkshire Hathaway HomeServices Beach Properties of Florida sales executive Susan Deaton, a part time resident of both 30A and Franklin, TN, a suburb south of Nashville, was recently profiled by the Nashville Edit for her coveted city lifestyle in the swanky and exclusive Brownstones of Downtown Franklin, a luxury development favored by a mix of professionals and music business insiders.

The Brownstones of Downtown Franklin feature a friendly design that encourages neighborhood gatherings with central courtyards and intricately landscaped common areas. The end of the week brings a regular festive Friday gathering of neighbors where appetizers are shared over drinks as the members of the close-knit community unwind and connect. Deaton resides next door to her sister, Bethini Hemphill, and the two enjoy the walkable location of the Brownstones to the charming shops and restaurants of Franklin.

Accustomed to this pedestrian friendly lifestyle defined by classic Southern hospitality, it’s no wonder that Deaton and her family were attracted to the 30A area with its 18-mile bike path along Scenic Highway 30A and unique beach towns centered around local eateries, boutique shops and fun in the sun. She purchased a second home in the NatureWalk at Seagrove community, celebrated for its outstanding on-site amenities and central location.

Deaton elaborates on how they came to purchase in the area:

“Honestly I was playing defense when we settled on Seagrove for our beach home. My husband, Robert, had discovered Realtor.com and he was looking from Wrightsville Beach, NC to Key West to Santa Barbara. All locations required a flight, and we had kids and a dog. I thought to myself, if I don’t jump in and lead him to 30A, who knows where this is going!”

At just a seven-hour drive or a one-hour flight from Nashville, the 30A location was perfect for the Deaton family’s needs. Her sister and brother-in-law ended up building next door along with a couple friend from Nashville down the street. They’ve been thrilled with their choice of location, so much so that Deaton joined Berkshire Hathaway HomeServices Beach Properties of Florida as a sales executive in 2019. She has found the culture and growth of both areas to be strikingly compatible.

“I’m a Nashville native, and even with the explosive growth we’ve seen in the past decade, there’s still a small town feel in all the pocket areas,” says Deaton. “The 30A corridor has also seen tremendous growth due to the popularity of our gorgeous beaches and family friendly atmosphere. But again, these sweet little beach communities have held on to their individual personalities.”
